This letter serves as reference regarding the performance of Marlyn
Development Corp. As managing partner of Precision Construction
Monitoring Services, LLC, I have specific knowledge as to the ability of
Marlyn to efficiently and economically manage multi-family residential
projects. Throughout my career as a construction consultant working as an
employee of Central Fidelity and Wachovia banks and now as an
independent contractor I have monitored and am currently monitoring
numerous Marlyn projects. Proposed construction costs consistently come
in well below market (10%-20%) and yet the finished product always
surpasses market standards. We have found all Marlynjobs to be very well
managed from both an administrative and a production stand point. All
projects have been completed on time and within budget.
As to Hourigan Construction Corp., PCMS has and is currently monitoring
construction projects which they manage. As with Marlyn we find them to
be well managed in terms of administration and production.
PCMS recommends both companies as well managed, cost effective and
producing high quality finished products.
